Tar or asphaltic roofing is a common roofing type for commercial and government buildings. This style of roof is used for flat roofs and has been tested and proven for more than 100 years. Admired for its weatherproof and watertight nature, it is also good because it has a lot of built-in redundancy in its installation.
Asphaltic roofs are preferred over single ply membranes for roofs that will have foot traffic, like decks. It is less prone to being harmed from punctures or twists that could occur from people walking on it.
There are several types of asphaltic roofing. Some are applied with cold tar and some use an open flame. There are restrictions for the torch down roofs in many areas. However, if you already have a torch down roof, it can be repaired with a comparable alternative like modified bitumen.
One drawback of asphaltic roofs, despite their longevity, and long history, is that they tend to have a stronger odor than other roof types. This can cause complaints during repairs and installation. It may require considerations if your building has tenants or guests, so that way they do not have an unpleasant experience while it is being worked on.
